The Toronto Real Estate Board reported 7,834 sales through TREB’s MLS® System in May 2018. Not a bad month, but a little bit off the 8,500 sales that I had predicted. The average price increased slightly, and as of the end of May, stands at $785,822, down 4.5% from 2017’s year-end average price of $822,622.

Real estate transactions depend upon good faith between buyers and sellers. Unfortunately, sellers don’t always extend this courtesy during a real estate trade. In particular, RECO sometimes hears from buyers who are very upset when they discover on moving day that the home they purchased was altered or damaged after their offer was accepted.

In today’s market where Banks are getting tougher and tougher, I don't think it hurts to attend at the Appraisal. I feel as an agent; I would want to be at the appraisal for the following reasons.
1) I would want to be available in person for any questions
2) I would want a conversation with the appraiser about the property; it's condition, upgrades and how it was marketed.
A recent Ontario Court of Appeal decision sheds some more light on the effect of the failure to disclose certain declaration violations in a status certificate issued by a condominium corporation. Unfortunately, as discussed below, the decision also raises some difficult questions for condominiums, managers and unit owners, which can be summarized as “how can you disclose what you do not know?”
